Real-Estate Development Lifecycle on Oracle Cloud

Real-Estate Development Lifecycle on Oracle Cloud

From land acquisition through construction, sales, handover, and FM — all phases in one integrated platform.

Key Oracle Capabilities

Every phase of the development lifecycle — cost, sales, revenue, and FM — managed in a single Oracle data model.

Oracle PPM — All Cost Phases

Land acquisition costs, pre-development spend, design fees, and construction actuals all post to the same Oracle PPM project — budget vs. actual visible from first payment to practical completion.

Oracle Fusion CRM — Unit Sales

Unit inventory, off-plan reservations, SPA tracking, RERA-compliant installment schedules, and payment collections managed directly in Oracle Fusion CRM.

Oracle Revenue Management — IFRS 15

Revenue recognised automatically under IFRS 15 using actual construction completion percentages from Oracle PPM — no separate spreadsheet estimate required.

Oracle Assets — Capitalisation on Handover

On practical completion, Oracle Assets capitalises construction-in-progress at final project cost from PPM actuals — asset components created automatically, no manual journal entry.

ZATCA & RERA Compliance

Pre-built Oracle configurations for ZATCA e-invoicing (Saudi Arabia), RERA milestone reporting, and local VAT on construction services in Egypt and Saudi Arabia.

End-to-End Project Profitability

Oracle Financials combines PPM cost actuals with Revenue Management recognised revenue to produce unit-level and project-level P&L — without any spreadsheet consolidation.

How It Works

Four phases — all connected in Oracle, with cost and revenue data flowing automatically from one phase to the next.

1. Land Acquisition & Pre-Development

Land purchase costs, advance payments, and pre-development spend posted to Oracle PPM from day one. Budget baseline loaded at funding approval. All payables processed in Oracle AP against project tasks.

2. Construction

Subcontractor IPA claims, retention releases, and change orders processed in Oracle. Budget vs. actual vs. committed visible daily. Completion percentage calculated by Oracle PPM for revenue recognition.

3. Sales & Revenue Recognition

Off-plan reservations, SPAs, and installment collections managed in Oracle CRM and AR. Oracle Revenue Management recognises revenue automatically as PPM completion percentage increases — IFRS 15 compliant.

4. Handover & FM

On handover, Oracle Assets capitalises construction-in-progress at final PPM cost. Facilities management work orders scheduled in Oracle Maintenance Cloud. Project P&L closed in Oracle Financials.
